2009 Sales in Winston Downs
We had a total of 9 sales in 2009 … down from 15 sales the year before.
Most real estate Brokers will agree that much of the action in Denver sales took place under $350,000, and our neighborhood was no exception. Two-thirds of our neighborhood sales were in that range. Our average price comes in right at the 'sweet spot' for Denver home sales.

Negotiating Price
"Well-priced is well-defended . . . " is an old real estate axiom. It means that you won't have to accept less than you're asking if the price is good to begin with. Our percentages in the "%DIFF" category bear this out. This is the difference between the last asking price and the final sale price.
So however long it took to get the price to market value, once it got there our seller didn't have to accept much less.
On average, only 3% less.
Now the "%ORIG" numbers are a different story: this is the difference between the final sales price and the original asking price. Does this mean that some owners had to make price reductions before they got to the "right" price? Yep. The key is not taking too long, as we see in the next topic … read on.
Holding Out for a Better Price
Not the best strategy in a tough market.
In Winston Downs, like other Denver neighborhoods, a quick sale is usually a higher sale. At least from the standpoint of your share of the asking price. This has almost always been true - the exception being a fast-rising market (the 90's), when you could just wait for the market to come up to your (too-high) price eventually.
So what to do? Give yourself a little room to negotiate, but study the comps with an expert (me) and make a savvy decision about 'positioning' from the very beginning.
